If you’ve been in a week or so you should have had a chance to look at the inventory and schedule of condition and if there’s anything you don’t agree with let the Agent know so they can note it down. The inventory and schedule of condition is a record of what the property looks like when you start the tenancy and will have photos embedded in it and notes about wear and tear etc.</p>
<p>It’s up to you to make sure it’s accurate as it will be used as a reference when you check out. If you want to make improvements to the property you will need to contact the Agent who will ask the Landlord. They will normally permit reasonable requests but sometimes they will ask you to de-personalise your improvements and return the property back to where it was when you moved in.</p>
<p>You should also have a letter from the Agent telling you where your bond has been insured (Redrose use mydeposits) and it will tell you what your legal rights are. If your Landlord manages your property you should have been sent information from them about where your bond is held and who insures it.</p>
<p>Your agent will tell you who to pay your rent to each month. If the Agent manages the property, you will pay it to the Agent’s client bank account and if the Landlord manages the property, you will pay it directly to the Landlord. The rent is due a month in advance and must be paid on the same date you checked each month.</p>
<p>Normally, through your Tenancy, the Agent or the Landlord will want to inspect the property. At Redrose we arrange an inspection after you’ve been in for 3 months then as long as everything is acceptable, we will inspect it every 6 months after that.</p>
<p>So, you’ve woken up this morning and the heating won’t work. What do you do? Before calling the Agent make sure it’s not something simple like a boiler setting or you’ve had a power cut. If you can’t get it to work, call the Agent and they will appoint a tradesman to attend.</p>
<p>They will normally call you to make an appointment to visit so make sure you answer your phone and check your texts. Sometimes the Agent will have to contact the Landlord to ask permission to appoint a tradesman. This can delay the repair but if the Landlord can’t be contacted and the heating is necessary ie it’s cold, the Agent will normally authorise the repair.</p>
<p>So, you’ve been in a year and you’re wondering if your rent will go up? At Redrose we review the rent on the property every year and after discussing it with the Landlord, if it’s agreed that more rent could be achieved if the property was vacant then a rent increase will be imposed. Of course, if the going rate for the property is the same or lower, then there would be no increase. Some Landlords are happy with their tenants and will not want to increase the rent at all.</p>
<p>Well, you’ve been in the property a couple of years and you’ve managed to get a new job in another area, or you’re moving in with your girlfriend or you buying a house and you need to give notice to leave. Always do this in writing to the Agent or Landlord and on a rent payment date. You have to give 1 month’s notice. If you’re buying a house wait until you are sure the purchase is going to go ahead by asking your solicitor to tell you 1 month before completion.</p>
<p>In your last month in the property, you will need to give access to the Agent to conduct more viewings for the next tenancy. Find your inventory and so you can get your full bond returned make good any issues you have created during the tenancy.</p>
<p>If you have left marks on the walls which can’t be wiped off, don’t touch up unless you have the exact colour paint. If you don’t have the actual colour paint, paint the whole wall to be sure in a colour as near as possible to the original. It’s a good idea to get the carpets professionally cleaned. Check with the Agent if you’re not sure and they will advise on best practice.</p>
<p>When you’ve checked out, as long as everything with the property is as you found it with allowance for some wear and tear, the Agent or Landlord will return your bond.</p>

<p>So, you want to move into a rental property? You may be moving in with your partner for the first time or moving from mum and dad into your first property. You could be downsizing or moving to a new area for work reasons or sadly you may be going through a separation or divorce, and you need somewhere to take stock whilst you plan the rest of your life.</p>
<p>Whatever the reason Redrose Estate Agents is here to guide you through the process and hopefully find the right property for you.</p>
<p>So, what type of property are you looking for and where do you want to live? Most people want a community infrastructure not far away, with transport hubs, entertainment close by, and shops, parks, and schools within commuting distance. Also, the property should be within a sensible commutable distance from work. Look at your budget and see what you can afford.</p>
<p>Can you afford to rent a property? Well, you must be over 18 for a start. You will need to be able to satisfy the referencing Company that you are earning enough to pay the rent. Redrose uses Rightmove referencing, and they will expect you to be earning at least 30 times the rent. For example, if the rent is £800 per calendar month, you will need to earn more than £24,000 per year. If there are two or more people over 18, joint income would be considered. You mustn’t have any bad credit or CCJ’s as they could jeopardise your ability to pass the referencing.</p>
<p>If you have a pet, you will need to declare it when you book to view a property. Some Landlords will not want a pet in their property, and it saves time by declaring it at the start. Make sure you budget for a thorough extra cleaning when you leave.</p>
<p>Ok, so you’ve decided where you want to live, and the Agent has shown you around the property. If you want to secure the property and begin the referencing process you will be asked to pay a holding deposit. This allows the Agent to take the property of the market and start the process.</p>
<p>The holding deposit will be deducted from your first month’s rent which you will pay, along with a bond, before you move in. Note: once the referencing process is underway and you decide to pull out, you will not get the holding deposit returned. Nor will you get it back if you’ve told the Agent that you don’t have bad credit or CCJ’s and it later turns out that you have.</p>
<p>So, what next? The Agent has called you to tell you that your referencing application has been successful, and they want to arrange a date and time for moving in. Happy days. Note, that when the outgoing tenant leaves the property, it may take the Agent a few days to get any work done to ensure that the property is suitable to let.</p>
<p>When agreeing to the check-in date be mindful that you will need to pay the first month’s rent plus the bond less the holding deposit prior to moving in as cleared funds in the Agent’s bank. Your next rent payment and every month going forward will be on the calendar date you moved in. Make sure that you have enough time from receiving your salary to paying the rent.</p>
