Redrose brings you practical tips to help you reduce your energy usage and save money while staying cosy this winter. From smart investments to simple lifestyle changes, here’s how to keep costs down in the UK.

8 Ways to Reduce Your Energy Bills as the Big Freeze Hits

Reduce Boiler Flow Temperature

Most boilers are set to a default flow temperature of 70-80°C, higher than necessary. Lowering the flow temperature to around 60°C can significantly improve efficiency without affecting the warmth of your home. This simple adjustment could save you up to 8% on your annual heating bill.

If you’re unsure how to adjust your boiler, check the manual or contact a professional for assistance. Redrose can help you with our maintenance team. Contact us.

Use a Programmable Thermostat

A programmable thermostat allows you to heat your home more efficiently by tailoring your heating schedule to your lifestyle. Setting your thermostat to 18-20°C during the day and lowering it by 1-2°C overnight can make a noticeable difference in your bills.

Invest in Energy-Saving Gadgets

Investing in energy-saving gadgets can reduce your energy consumption and lower your bills in the long term. Some effective options include:

LED Light Bulbs: Use up to 80% less energy than traditional bulbs and last much longer.

Radiator Reflectors: Prevent heat from escaping through walls, directing it back into your room.

Smart Plugs and Energy Monitors: Track and control your energy usage in real-time to identify savings.

Draught-Proofing Kits: Seal gaps around windows and doors to prevent heat loss.

While these gadgets require an upfront cost, their savings over time make them a worthwhile investment.

Layer Up and Use a Heated Blanket

Invest in cosy layers, thermal clothing, and a heated blanket. Heated blankets cost only a few pence an hour to run, far less than heating an entire room. They’re perfect for staying snug while reducing your reliance on central heating. Make sure the blankets are safe and new.

Stop Draughts

A draughty home wastes heat. Seal gaps around doors, windows, and skirting boards with draught excluders or adhesive strips. Adding thick curtains or thermal linings can also help retain warmth.

Bleed Your Radiators

Cold spots on your radiators mean they’re not heating efficiently. Bleeding them releases trapped air, ensuring you get the most heat from your system. It’s a quick job requiring only a radiator key and can save money by improving efficiency.

Use Appliances Efficiently

Small changes to how you use appliances can save a surprising amount of energy:

Wash clothes at 30°C instead of higher temperatures.

Avoid using a tumble dryer; air-dry clothes where possible.

Only boil the water you need in the kettle.

Smart plugs and monitors can help you track and reduce unnecessary energy usage.

Check Your Tariff and Supplier

Energy prices are high, but you might still find a cheaper deal or better support by contacting your supplier.

Stay Warm Without Breaking the Bank – 8 Ways to Reduce Your Energy Bills as the Big Freeze Hits

The big freeze doesn’t have to mean big bills. By making smart investments, improving your home’s energy efficiency, and adopting small lifestyle changes, you can stay warm and save money this winter.

A really good resource is Age UK see their advice – Keeping warm and well in winter

The holiday season often brings the joy of travelling and spending time with loved ones. Whether you’re jetting off to a tropical destination or visiting family in another city, leaving your property unattended requires careful preparation. Ensuring your house is secure and well-maintained can provide peace of mind during your holiday adventures.

The festive season tends to see a rise in burglaries for several reasons. With homes often filled with valuable gifts, and longer nights providing more cover, it’s essential to take steps to secure your property during this time of year. Here are seven updated tips to safeguard your home this holiday season:

Temperature Control

Before you leave, set your thermostat to a lower but safe temperature to conserve energy and prevent potential issues like frozen pipes. A temperature range of 13-16°C (55-60°F) is typically ideal. If you have a smart thermostat, consider setting it to “away” mode for additional energy savings and monitoring.

Plumbing Precautions

Protect your pipes from freezing by turning off outdoor taps and draining any water hoses. Additionally, insulate exposed pipes in areas like attics or basements to prevent bursts. Smart leak detectors can also alert you to any water-related issues while you’re away.

Lighting Strategies

Create the illusion of occupancy by using timers or smart plugs to control indoor and outdoor lights. Program them to switch on and off at varied times to mimic regular activity. Motion-sensor outdoor lighting can further deter intruders and improve security around your property.

Secure All Entry Points

Double-check that all doors and windows are locked before you leave. Install deadbolts and window locks for enhanced security. For sliding doors, place a rod or dowel in the track to prevent forced entry. Consider upgrading to smart locks for remote monitoring and control.

Home Security Systems

If you have a home security system, test it to ensure it’s fully operational. Set up mobile notifications to receive alerts for any unusual activity. Visible cameras and video doorbells, like Ring, are excellent deterrents. Remember to charge or replace the batteries in your devices before leaving.

Trusted Neighbours

Inform a trusted neighbour or friend about your travel plans. They can collect mail, put out rubbish bins, or even park their car in your driveway to give the appearance of activity. Some neighbourhoods also have watch groups that can keep an eye on your property.

Social Media Caution

While it’s tempting to share your holiday excitement online, avoid broadcasting your absence on social media. Save the photos and updates for when you’re back to reduce the risk of drawing attention to an empty home.

By following these precautions, you can enjoy a stress-free holiday knowing your home is secure and well-prepared for your absence. Returning to a safe and cosy home will make the season even more enjoyable. Safe travels!

5 Ways to Understand and Connect with Your Buyer’s Mindset

At Redrose Estate Agents, we know that proceedable buyers are feeling a mix of emotions as they step into the property market. With only a small percentage of active buyers able to proceed, those in this position might feel confident, perhaps even empowered, knowing they hold a level of influence. Many of these buyers are viewing homes that may previously have been out of reach, expecting to negotiate firmly with sellers.

However, beneath this confidence often lies a layer of uncertainty. Questions about the market’s future—whether prices will drop further, or concerns over negative equity—play on many buyers’ minds. As a seller, tuning into these motivations and concerns can help you position yourself for a successful negotiation. Here are our top tips for finding common ground with your buyers:

1. Allow Buyers Time to Decide

Patience is key in today’s climate. Given the current uncertainties, buyers are naturally more cautious and may take longer to make a decision. Allowing them the time they need can prevent rushed decisions and build trust, leading to a more solid commitment down the line.

2. Know Your Competition

Today’s buyers are well-informed and are typically viewing 15 to 20 properties before committing to one. To stand out, it’s crucial to ensure that your property is competitively priced and presents well against others in the same price bracket. If you are offering the best value in your area, you can be more confident in your asking price.

3. Be Willing to Compromise

Property transactions can be challenging, with many potential obstacles along the way. Establishing a good rapport with your buyer early on can make a big difference. Buyers who feel they’re in a fair, flexible negotiation are more likely to reciprocate, perhaps by agreeing on fixtures, fittings, or flexible completion dates.

4. Communicate Openly

Clear communication can prevent misunderstandings and ease tensions. If negotiations start to get challenging, consider arranging a ‘round table’ meeting through your agent. A face-to-face conversation often reduces the risk of misinterpretation or confusion that can sometimes arise when messages go through several channels.

5. Prepare for Surprises

In a volatile market, even committed buyers can face unexpected challenges—such as a mortgage offer being withdrawn, issues with their own sale, or attempts to renegotiate at the last moment. By having a plan for these potential setbacks, you can stay prepared and avoid disappointment.

By keeping these five tips in mind, you can stay aligned with your buyer and work toward a successful transaction that feels balanced for both sides. If you’re looking for professional guidance to help sell your home smoothly and effectively, feel free to reach out to us at Redrose. If you’ve been in a week or so you should have had a chance to look at the inventory and schedule of condition and if there’s anything you don’t agree with let the Agent know so they can note it down. The inventory and schedule of condition is a record of what the property looks like when you start the tenancy and will have photos embedded in it and notes about wear and tear etc.

It’s up to you to make sure it’s accurate as it will be used as a reference when you check out. If you want to make improvements to the property you will need to contact the Agent who will ask the Landlord. They will normally permit reasonable requests but sometimes they will ask you to de-personalise your improvements and return the property back to where it was when you moved in.

You should also have a letter from the Agent telling you where your bond has been insured (Redrose use mydeposits) and it will tell you what your legal rights are. If your Landlord manages your property you should have been sent information from them about where your bond is held and who insures it.

Your agent will tell you who to pay your rent to each month. If the Agent manages the property, you will pay it to the Agent’s client bank account and if the Landlord manages the property, you will pay it directly to the Landlord. The rent is due a month in advance and must be paid on the same date you checked each month.

Normally, through your Tenancy, the Agent or the Landlord will want to inspect the property. At Redrose we arrange an inspection after you’ve been in for 3 months then as long as everything is acceptable, we will inspect it every 6 months after that.

So, you’ve woken up this morning and the heating won’t work. What do you do? Before calling the Agent make sure it’s not something simple like a boiler setting or you’ve had a power cut. If you can’t get it to work, call the Agent and they will appoint a tradesman to attend.

They will normally call you to make an appointment to visit so make sure you answer your phone and check your texts. Sometimes the Agent will have to contact the Landlord to ask permission to appoint a tradesman. This can delay the repair but if the Landlord can’t be contacted and the heating is necessary ie it’s cold, the Agent will normally authorise the repair.

So, you’ve been in a year and you’re wondering if your rent will go up? At Redrose we review the rent on the property every year and after discussing it with the Landlord, if it’s agreed that more rent could be achieved if the property was vacant then a rent increase will be imposed. Of course, if the going rate for the property is the same or lower, then there would be no increase. Some Landlords are happy with their tenants and will not want to increase the rent at all.

Well, you’ve been in the property a couple of years and you’ve managed to get a new job in another area, or you’re moving in with your girlfriend or you buying a house and you need to give notice to leave. Always do this in writing to the Agent or Landlord and on a rent payment date. You have to give 1 month’s notice. If you’re buying a house wait until you are sure the purchase is going to go ahead by asking your solicitor to tell you 1 month before completion.

In your last month in the property, you will need to give access to the Agent to conduct more viewings for the next tenancy. Find your inventory and so you can get your full bond returned make good any issues you have created during the tenancy.

If you have left marks on the walls which can’t be wiped off, don’t touch up unless you have the exact colour paint. If you don’t have the actual colour paint, paint the whole wall to be sure in a colour as near as possible to the original. It’s a good idea to get the carpets professionally cleaned. Check with the Agent if you’re not sure and they will advise on best practice.

When you’ve checked out, as long as everything with the property is as you found it with allowance for some wear and tear, the Agent or Landlord will return your bond.

Why Women Might Offer More for Your Property and How to Attract Them

When it comes to buying property, women are statistically more likely to offer the asking price than men. According to research from Propertyfinder.com, women are three times as likely to pay full price. This raises an interesting question: should sellers focus on appealing to female buyers to achieve the best possible price?

Why Women Might Offer More for Your Property and How to Attract Them – How Men and Women Approach Buying Property

Men and women typically approach property buying with different priorities. For many men, the decision is more about ticking boxes – they focus on the facts such as the number of bedrooms, the size of the garden, and proximity to transport and amenities. It’s a practical, checklist-driven approach, and they’ll continue viewing properties until they find one that meets their exact requirements.

Women, on the other hand, tend to rely more on intuition and emotion when choosing a home. They do their research but are more likely to decide based on how a property feels. Often, they’ll know almost immediately if it’s “the one,” even if it doesn’t tick every box. The offer stage also differs: men approach negotiation like a battle, aiming to get the best possible deal and rarely offering the asking price. Women, however, are more likely to offer closer to the asking price to avoid losing out on a property they love.

How to Appeal to Female Buyers

Given these differences, there are several steps you can take to make your property more appealing to female buyers:

Create a Clean and Fresh Environment
Women are typically more sensitive to the cleanliness and overall freshness of a home. Before viewings, give your property a thorough clean, ensuring that every room smells fresh and is free of clutter. Don’t forget those hard-to-reach places – they’ll notice! Nasty odours can be an instant deal-breaker, so pay special attention to kitchens, bathrooms, and pet areas.

Appeal to the Senses
Simple touches such as fresh flowers and bowls of fruit can make your home feel welcoming and appealing. While these details may go unnoticed by male buyers, women are more likely to be influenced by these thoughtful touches. Create a warm and inviting atmosphere that speaks to their emotions.

Focus on the Bedroom and Bathroom
For many women, the bedroom and bathroom are important spaces where they can relax and unwind. Make sure these rooms are presented in the best possible light. In the bedroom, use fresh, clean bedding and keep the room tidy. In the bathroom, add luxurious elements such as fluffy towels, scented candles, and quality toiletries. These small details can help evoke a sense of comfort and luxury.

First Impressions Matter
As women often make decisions based on first impressions, it’s crucial that your home looks inviting from the moment they walk through the door. Ensure the entrance is clean and tidy, and consider adding a welcoming touch like a wreath or a neatly arranged plant. If your home feels right from the outset, they’re more likely to form an emotional connection with it.

Holding Out for the Best Offer

Once you’ve created a home that appeals to female buyers, it’s important to be patient during negotiations. While women may offer close to or the full asking price, they’re often open to negotiation. If the initial offer is lower than expected, don’t rush into a decision. Women are less likely to walk away if they truly love the property, so you may still be able to secure the price you’re hoping for.

Final Thoughts – Why Women Might Offer More for Your Property and How to Attract Them

By focusing on making your property more attractive to women, you can increase your chances of securing a higher offer. Cleanliness, comfort, and attention to detail will go a long way in capturing the attention of female buyers. At Redrose Estate Agents, we understand the importance of tailoring your home’s presentation to attract the right buyers.

What Happens to the Marital Home After a Divorce – 6 Crucial Key Points

Navigating a divorce is undoubtedly one of the most challenging experiences one can face, particularly when it comes to deciding the fate of the marital home. At Redrose Estate Agents, we understand the complexities involved and aim to provide clarity on the various scenarios and legal considerations that typically arise when a couple decides to part ways.

What Happens to the Marital Home After a Divorce – 6 Crucial Key Points

1.Settling Without Going to Court

In many cases, partners manage to reach a divorce settlement without court intervention. This can normally be agreed through mediation. However, even in amicable separations, seeking legal advice is crucial to ensure all legalities are properly managed.

2.Going to Court

If an agreement cannot be reached, the matter may need to be resolved in court. This process is long and expensive and should only be considered when a failure to agree is reached. Here, various factors are taken into account, such as each spouse’s income, financial needs, contributions to the family, and the welfare of any children involved. If through Court proceedings an agreement can’t be reached, the judge will ultimately consider these factors and make a decision on the division of the property.

3.Rental Properties and Divorce

For rental properties, the dynamics differ since the property is not classified as a marital asset. Decisions must be made about who will continue the tenancy. If no agreement can be reached, the court can decide, considering the welfare of all parties involved.

4.Understanding a Joint Tenancy

For couples who are joint tenants, sometimes they will decide to leave the marital home and move out, giving 1 month’s notice to leave. If one party wishes to stay, they will need to contact the Agent to amend the tenancy agreement to reflect their name only.

This is normally straight forward after a letter from the partner moving out to say that they are happy to relinquish their involvement in the joint tenancy.

If the tenant moving out paid the bond then some arrangement will need to be made between the couple as to how that money is held. The tenant who is staying will still need the bond and to keep it insured. The Agent will assist with the process.

5.The Role of the Family Home in Settlements

The family home is a central element in divorce settlements. Independent legal advice is vital to understand how the court might rule in your specific case. The court can order various outcomes, such as selling the property, altering ownership shares, or requiring a lump sum payment.

6.Dividing the Home and Mortgage

When divorcing or dissolving a civil partnership, there are several options regarding the family home. These include selling the home and splitting the proceeds, arranging for one partner to buy the other out, or allowing one partner to remain in the home until certain conditions are met, such as the children reaching a certain age.

Conclusion – What Happens to the Marital Home After a Divorce – 6 Crucial Key Points

Divorce proceedings and the division of assets, particularly the family home, can be intricate and vary significantly based on individual circumstances. It’s essential to seek professional legal advice to navigate this process effectively and ensure your rights and interests are protected.

This article is intended for general information only and should not replace legal advice.
With over 150 pieces of legislation governing letting a property in the UK, the landscape for landlords has never been more intricate. From safety regulations to compliance issues, the risks of managing a property independently are substantial. Fines await those who inadvertently fall foul of the law, making the need for expert guidance paramount.

2.Expertise and Support

A reputable managing agent provides more than just administrative assistance – they offer peace of mind. Whether it’s arranging repairs, communicating with tenants, or staying abreast of legal changes, a property manager acts as a buffer, allowing landlords to focus on their own lives without the constant worry of property management.

3.Custodian of Tenant Deposits

We believe that by holding on to the tenant deposits and insuring them with Mydeposits we are best placed to manage the checkout process calmly and arbitrarily. Often the trickiest and most emotive part of the letting process is the checkout and we minimise potential conflict by referring to our outsourced inventory and checkout specialists. This normally results in a smooth process and happy tenants.

4.The Rise of Online Agents

In recent years, online agents with streamlined business models have emerged, offering fixed-fee services that may seem enticing at first glance. However, these services often lack the comprehensive support and expertise that traditional property management entails. While they may handle the initial listing and tenant placement, their involvement typically ends there, leaving landlords to navigate potential issues alone.

5.Tax Considerations

Contrary to the notion that property management fees are an unnecessary expense, they can be tax-deductible for landlords. By offsetting management costs and repair expenses against rental income, landlords can minimize their tax liabilities. This makes property management a financially viable option, particularly for higher-rate taxpayers.

6.Tenant Assurance

Property management isn’t just about mitigating risks for landlords; it also provides assurance for tenants. From deposit protection to dispute resolution procedures, tenants benefit from having a professional intermediary who can address their concerns promptly and effectively.
